The Energy Performance Certificate is a document approved by the Greek Ministry of Environment, Energy and Climate Change, and issued by an Energy Inspector (who has been incorporated into a special registry). This certificate indicates the energy performance of the building.
With the Energy Performance Certificate, each building is classified in an energy category (there are nine categories, from A+ to H). The Energy Inspector also writes recommendations for improving the energy performance of the building.
When an Energy Performance Certificate is issued?
The issue of the Energy Performance Certificate is required for all buildings with a total surface area of 50 m2 and more (residential, permanent and holiday, offices, commercial, public gathering, education, temporary accommodation, health and welfare, etc) in order to:
- Rent a building/apartment for residential or commercial use
- Sell or purchase a house/building/apartment
- Complete the construction of every new or remodeled house
- Apply for integration of residential buildings into the Home Savings program
- Create lease agreements and not for renewing existing contracts.

Required Documents for the issue of the Energy Performance Certificate.
For real estate before 1983 (constructed before 14/3/1983):
- Copies of Architectural Plans (Floor Plan/Sketch of Property)
- Copy of the registration of the property in the Land Registry (if a registration has been made). An Energy Inspection does not require a registration of the property in the Land Registry.
- Topographic Map Copy/Sketch
- Ownership certificate (optional)
- Boiler Maintenance Sheet (optional)
For real estate after 1983 (constructed after 14/3/1983):
- Copies of Architectural Plans (Floor Plan/Sketch of Property)
- Copy of the registration of the property in the Land Registry (if a registration has been made). An Energy Inspection does not require a registration of the property in the Land Registry.

- Copy of the application form request for settlement of semi-open spaces

- Thermal Insulation study (optional)
For the issue of the Energy Performance Certificate the following data will also be needed:

- The exact number of the square meters of property
- Year of Construction Completion
- Reason for the issue of the Energy Performance Certificate (Sale, Rent, etc.)
