A new proposal from Kalamata Mediterranean Suites & Villas that enhances the tourism offering of the city of Kalamata and sets new standards in creating a modern, luxurious, and above all comfortable hotel, with the fundamental principle of combining Architecture with Energy Efficiency and Sustainability.
It ranks at the top level of building energy category A+: Zero Energy Consumption - ZEB!
This time, ANDRIANOS set the highest possible sustainability goals, which were fully achieved by eliminating the energy expenses of the seven-story building, covering an area of approximately 1000 square meters. This includes meeting the energy needs for cooling, heating, ventilation, and hot water production, as well as all other electrical consumption (lighting, electrical appliances, elevator, etc.).
The new seven-story building with 21 suites
The owners, who had already been active for a decade with particular success in the field of hospitality with luxury villas in the city of Kalamata, had the desire to create a luxury hotel... an all suites boutique city hotel.
The architectural design of Evripidou 7 - Kalamata Mediterranean Suites was carried out by A&K Architects, with supervision and construction done in collaboration with ANDRIANOS World Leading Energy Saving Technologies. The construction was completed in July 2023, in just 7 months, with particular emphasis on sustainability, energy efficiency, and environmental protection.
The building was originally constructed in the early 70s but was never completed. The design of the new seven-story building with 21 suites aimed to retain its original character, drawing inspiration from "Athenian modernism," which features the core elements of modernism in a Mediterranean version, where the residential building is shaped into the Greek apartment block.
Thus, the choice of materials, simplicity in decoration, and focus on functionality were the main principles of the architectural design.
In this way, the Evripidou 7 building was fully integrated into its urban environment, playing a key role in its upgrade. Modern urban decoration, a minimalist character, luxurious amenities, and the most advanced energy-saving systems were the cornerstones of the project.
Absolute Thermal Comfort, Maximum Energy Savings
Particular attention has been given to the thermal comfort conditions throughout all spaces. Thanks to the modern and advanced central air conditioning systems (cooling/heating with Heat Pump & Fan Coil systems) in place, the temperature is maintained at ideal levels throughout the year.
Another factor contributing to the maximum thermal comfort for guests is the innovative Heat Recovery Ventilation systems installed, which ensure optimal humidity, mechanical ventilation, and maximum air purity. Additionally, guests are provided with 100% instant hot water. All of the above are achieved with zero energy consumption (with extremely low energy consumption, generated through photovoltaics).
Cooling-Heating System with Heat Pumps and Fan Coils
For effective and economical cooling and heating of the tourist unit’s spaces, Heat Pumps have been installed on all floors of the building. A total of six Heat Pumps are responsible for providing thermal energy to the fan coils installed in all rooms/apartments as well as in the common areas.
The Heat Pumps are installed in the outdoor area of each floor, while the ceiling-mounted fan coils are installed in the rooms.
Hot Water Production with Hybrid Solar & Heat Pump System
With the innovative hybrid hot water production system, hot water is generated primarily from solar energy, except on days without sunshine when heat pumps are used. The top-of-the-line ANDRIANOS AND-SOLAR PREMIUM Plus solar collectors with high energy efficiency (ηcol=69%) and the highly efficient ARISTON NUOS TWIN SYS WIFI Heat Pumps (COP=3.62), Energy Class A+, were selected.

Ventilation & Exhaust with Modern Heat Recovery Systems
To ensure a continuous supply of fresh air without heat loss, innovative heat recovery ventilation systems from BLAUBERG were installed. Specifically, an autonomous BLAUBERG ventilation system was chosen, with a heat recovery rate of up to 85%, which ensures optimal humidity, ideal ventilation, and maximum air purity, free from pollutants, in every room.

Central and Remote Control with Smart Building System
All building equipment is fully controlled thanks to the modern Smart Building system from SALUS. Smart thermostats for fan coils, smart relays and lighting controllers, electrical consumption meters, as well as smart water temperature sensors and leak detection sensors have been installed. With this equipment, there is complete control, monitoring, and automation of the electromechanical equipment and lighting, while ensuring equipment safety with automatic notifications and updates in case of subsystem malfunctions, abnormal temperature fluctuations (e.g., hot water, fan coil supply/return, etc.), or hydraulic leaks.

Reduced Water and Energy Consumption with Water Savers
Water Savers from NEOPERL have been installed on all faucets (kitchens, sinks, showers) in the building. By using these, the water flow is limited as the water exiting the faucet is mixed with more air, resulting in a full, light, and pleasant flow. The savings achieved with hot water, which requires a lot of energy to heat, significantly reduce energy consumption for hot water production.

Energy-Efficient Envelope with Energy-Efficient Frames and Thermal Insulation/External Thermal Insulation
The building's envelope was equipped with 8 cm of mineral wool external thermal insulation, while the external walls also feature an additional 10 cm of intermediate insulation made of mineral wool, resulting in a total of 18 cm of thermal insulation. This achieves a thermal insulation coefficient comparable to that required for passive buildings. The chosen aluminum window frames have thermal breaks and double-glazed panes with insulating gas. Special attention was given to avoiding thermal bridges.
Photovoltaic System for Electric Energy Production
To achieve complete zero electricity consumption, a Photovoltaic Self-Production System with a capacity of approximately 25KW was installed. This system generates the required energy for the operation of the Heat Pumps, the elevator, the building's lighting, and other electrical appliances.

Zero Energy Buildings: From Theory to Practice, with the Quality of ANDRIANOS
ANDRIANOS projects have consistently achieved high energy savings. However, there were few instances where ANDRIANOS had a "blank check" for the energy efficiency of a building.
In the case of the Evripidou 7 hotel building in Kalamata, ANDRIANOS engineers exceeded all expectations, studying and proposing holistic energy-saving interventions across all building areas and overseeing their implementation down to the last detail, not only in the HVAC systems but also in the building envelope.
