ANDRIANOS presents ACHINOS, a new, innovative Zero Energy Building (ZEB) tourist accommodation located in the coastal zone of Kalamata, setting new standards in sustainable hospitality.

ACHINOS harmoniously combines luxury with modern energy technologies. It is another successful collaboration with Kalamata Mediterranean Suites & Villas, enhancing the area's tourism product and establishing Kalamata as a model for sustainable development.
A building with a distinctive character and zero energy footprint
ACHINOS is a four-story building with a contemporary architectural design by A&K Architects. Located in a prime position, just steps away from Kalamata's coastline, the building's geometry, the interplay of materials, and the modern lines highlight its unique relationship with the urban landscape and the colors of the Messinian coastline.
With an emphasis on minimalist aesthetics, natural tones, and functionality, ACHINOS integrates into its environment, exuding calmness and elegance. It redefines the concept of a modern seaside hotel with a clear focus on sustainability. To this end, ANDRIANOS selected top-tier energy-saving systems and technologies, creating a truly zero-energy consumption building.
Complete energy autonomy with cutting-edge technologies in heating – cooling – DHW production – ventilation/exhaust – automation systems
ANDRIANOS, applying its expertise and experience in the design of ZEB buildings, has implemented a system of complete energy autonomy:
Central Heating & Cooling Systems with Heat Pumps and Fan Coils offer high performance, excellent thermal comfort, and energy savings throughout the year.
ANDRIANOS engineers chose the Heat Pumps ARISTON Nimbus Pocket 150 MT Net R32, known for their high performance and silent operation. These were installed and configured for cascade operation to achieve maximum performance and energy savings.
To transfer thermal energy to the building's interior spaces, FIPA BH AERFOR concealed fan coil units were installed, ensuring minimal noise levels combined with maximum airflow.

Hybrid Domestic Hot Water (DHW) Production System combining solar thermal energy and heat pumps, ensuring immediate availability of hot water with minimal energy consumption.
Four ARISTON NUOS PLUS TWIN SYS heat pumps with built-in hot water storage tanks meet the DHW needs, while the forced circulation solar thermal system with top-tier ANDRIANOS solar collectors provides free hot water on sunny days. The system is complemented by a three-way mixing valve SIEMENS ensuring precise temperature control, along with a recirculation network that delivers immediate hot water to all rooms in the accommodation.

Mechanical Ventilation with Heat Recovery maintains air quality at optimal levels while reducing thermal losses.
The new collaboration with BLAUBERG Group was honored in this project, and the top mechanical ventilation systems Blauberg Vento Expert A50 were chosen to ensure air quality in the rooms—with almost zero noise and simultaneous energy savings thanks to heat recovery. For auxiliary spaces and WC areas, Blauberg Solo A35 and A50 units were selected.

Smart control of all systems via Smart Building system (SALUS), allowing remote management, savings, and complete control of operations.
For complete control and automation of all systems, the SALUS Smart Building system was installed, which includes:
- Smart Fan Coil Thermostats, FC600 – accurately control the fan coils in each space
- Smart Relays, SR600 – responsible for starting the circulators and heat pumps in the system
- Wireless Temperature Sensors PS600 – monitor temperatures at the collectors, storage tanks, solar thermal system, recirculation, and DHW supply to rooms
- Lighting Controllers RS600 and Smart Dimmers DI600, for controlling the building's lighting
- Smart Energy Meters ECM600, for live monitoring and recording of electrical consumption
- Smart Smoke and Water Leak Detectors, for early alerts in case of fire or flooding

High-performance building shell & photovoltaic self-generation
ACHINOS features a high-performance energy shell, with state-of-the-art thermal insulation and thermally breakable windows, minimizing energy losses. Combined with a 25kW photovoltaic system, it fully covers all its electrical and thermal needs exclusively from renewable sources.
The result? Zero energy cost for all building operations – from air conditioning units to lighting and the elevator – with complete respect for the environment.

ACHINOS demonstrates that green technologies can be integrated into tourism without compromising aesthetics and the guest experience.
